The expansive rooms and flowing layout make hosting a gathering here feel intimate while accommodating larger groups. This page provides details for the space to be rented for events that do not require overnight accommodations.

The Full Manor

The Lady Mary Inn is a Queen Anne-Eastlake Victorian style manor located in North Berwick, Maine.  Conveniently located close to several wedding venues, golf courses and the coast, it is the perfect place for any gathering from wedding parties, family reunions, holiday gatherings, to themed friends get away weekends.

The Manor includes five spacious guests’ suites, each with their own private bathrooms. There are an additional four bonus bedrooms and two shared full bathrooms. The grand common areas, including the library, dining room, first floor ½ bath, kitchen, pool table room and back porch overlooking the garden are great for get-togethers, family meals or socializing.

    Two nights minimum, breakfast included each morning
    $2150 per night in the off season
    $2450 per night on weekends in July, August and September
    9% Maine Lodging Tax

    Deposit:
    25% required to secure the reservation

    Parking:
    Complimentary, on-site parking
    Complimentary EV Chargers on site for guests.

    Check In and Out:
    Traditional check-in is between 4:00 p.m. and 7:00 p.m.
    Check-out is by 11:00 a.m.

    We are happy to work with guests who need an earlier or later check-in time,
    please call the Inn to make arrangements.


The Private Dining Room

The formal dining room of the manor works perfectly for private dinners and functions. Ornate woodwork, rich fabrics and sparkling crystals make the setting for any occasion fit for royalty.

First Floor & Gardens

Garden Available November – June

Originally designed for hosting parties, the rooms on the first floor graciously flow into each other allowing plenty of space for guests to mingle. The gilded detail of the Manor creates a magical setting for your even.

    July, August and September Weekend:
    $1500 food and beverage minimum for 4 hours

Wiggles Lounge

Tucked away in the basement, the “dive bar within the manor” provides a unique setting for dancing and an after party.  This space, with a billiard table, dance space and lounge has an alter ego vibe to the opulent first floor.

  • The Ceremony and Reception (5 hours):
    You have five (5) hours of access to the following areas of the property available for your celebration:

    • First Floor of the Manor

    • Banquet Room at Buffum House

    • The porch and gardens (seasonal)

    Each of these location has unique charms (see map at bottom of page).

    Wedding Party Access:
    Five hours prior to ceremony, the wedding party will have access to the first floor of the Manor, as well as The Wedding Suite at Buffum House—the perfect spot for the wedding party to get ready.

    Planning & Coordination:
    This package includes: Four scheduled planning sessions leading up to your event, as well as a dedicated, in-house wedding coordinator on the day of your celebration

    Amenities Included:
    Set-up and breakdown of all ceremony, and reception furniture. (Breakdown of all florals and personal décor is the responsibility of the wedding party.)

    On-site parking is available for the wedding party and all guests.

    All taxes included

    Securing A Date: a $2500 deposit is required to secure the date.

Buffum House Banquet Room
& Living Room

Buffum House Banquet Room & Living Room
Located in the building next door to the Manor, this house, originally built for the Buffum family, includes a multipurpose banquet room flexible to accommodate customizable bridal showers, birthday parties, corporate meetings and more.
